Good Sunday morning.
It's been a while since you heard from me. About seven weeks, if you're counting. I wasn't.
Angie and I were talking this week about how I've always played this game. Full volume. Ten out of ten. On a good day, eleven. My daughter will tell you the family motto is "the Griffiths crush it," and she's not wrong. It's practically carved over the fireplace.
I've pushed my whole career. Pushed deals. Pushed the people around me. Pushed myself hardest of all. And for a long time, pushing worked.
It doesn't work in this market.
Rates are high, higher than most of us have seen in a long time. Everybody I talk to is asking some version of the same question: how do we push this back to the way we liked it? Wait it out? Find the trick? Make the numbers do what they used to do?
Here's the truth from somebody who's watched a lot of markets come and go: you can't push this one. The people who try usually end up frustrated, or worse, making a big decision for the wrong reason.
So I'm changing my posture, and I'd invite you to try it with me. Let's turn the volume down a little.
Quieter doesn't mean checked out. I'm the same guy with the same phone number, and I'm still really good at this. Quieter means I stop shouting and start listening. It means showing up every Sunday morning with something short and real instead of a lecture on how loans work. And it means I want to hear from you.
Because life doesn't wait for rates. Kids still want a place of their own and can't see how to get there. Parents are still sitting on a house full of equity with no idea what to do with it. Debt still chews on people every month. Jobs move. Marriages change. Houses get too big, or too small.
None of that checks the rate first.
And the noise is loud right now. The headlines say one thing on Monday and the opposite by Friday. Lending is tighter, and everything has to be proven, documented, black and white. If you feel like you don't quite know what's going on, you're in good company.
That's where I come in. Experience just means no surprises. I'll tell you what's actually happening and what it means for you, minus the drama.
So whatever's on your mind (the market, your kids, your parents, your house, your debt), reach out. Call me, text me, reply to this email, or grab a time on my calendar. Yes, even on a weekend. That's what I'm here for.
Yours to count on,
Tom
